Process: Sales

1- No Obligation Meeting

You meet with one of our agents to discuss your search criteria so we are able to tailor our service accurately to your needs. We also cover current market conditions in the areas you are interested in and what we believe is achievable for your budget.

2- The Brief

The initial search brief gives us a starting point and enables us to understand fully what you are looking for. The brief will often change as the search proceeds and requirements are narrowed down.

3- Area Tour

We will accompany you around your desired locations and provide an overview of the local market, property values and styles, the local amenities as well as the pros and cons of each area. Depending on the size of the brief this can take up to a day. Although this service is part of our search package it is also available at a small fee for non-clients.

4- The Search

Once the search brief is completed, we contact all the estate agents and register your requirements. Through long standing relationships we also source property not yet on the market through the estate agents, developers and private owners.
We thoroughly research each area and constantly check local and national press, as well as private sale websites and search engines to ensure no stone is left unturned. As the search proceeds then it will become more targeted as we narrow down your requirements until the ideal home is found.

5- Accompanied Viewings

One of our agents will pick you up and accompany you on viewings, offering advice and the pros and cons of each property.
The first few outings are the most important and the time we spend with you allows us to get a clearer understanding of what you need. Often the found property will be completely different to the one described in the initial search brief.

6- Negotiation

Once a position to offer has been reached, we will discuss the price with you and provide comparable figures for recent sales in the area along with information on the current market. With our negotiating experience and relationships with the estate agents we are in a strong position to ensure we agree the best possible price for the property.

7- Sales Progression

Once we have successfully agreed a sale, we will continue to act on your behalf. We will liaise directly with your solicitors, the estate agent, mortgage lender and surveyors throughout to ensure smooth progression through to exchange and completion.
